FusionBrite partnered with EDEKA Südbayern to execute a comprehensive LED lighting retrofit across a 12,000 sqm supermarket in Munich, Bavaria. The project replaced aging T8 fluorescent systems with high-efficiency LED linear luminaires, delivering 68% energy reduction and qualifying for BAFA energy efficiency subsidies under the German Energy Efficiency Act.

Background & Regulatory Context

Germany’s commercial real estate sector faces intense pressure to comply with the EU Energy Performance of Buildings Directive (EPBD). This Munich flagship store required immediate intervention to avoid non-compliance penalties.

The existing lighting system consumed excessive electricity, exacerbated by Germany’s industrial electricity rates (among the highest in Europe). Additionally, the store needed to demonstrate measurable improvements in lighting quality to meet DIN EN 12464-1 standards for food retail environments, particularly in fresh produce and dairy sections.

Engineering Challenges

The retrofit faced specific operational constraints:

  • Food Safety Compliance: Lighting in cold storage areas (-18°C) required specialized thermal management.
  • Zero Disruption: Installation had to occur during overnight shifts (23:00–06:00) to avoid impacting daily foot traffic.
  • Subsidy Requirements: System design needed to meet BAFA (Bundesamt für Wirtschaft und Ausfuhrkontrolle) criteria for grant eligibility.
  • Glare Control: Strict UGR <19 requirements to ensure shopper comfort in narrow aisles.
